What is a "home inspection?"
A home inspection is an objective, visual examination of the physical structure and systems of a home.
What happens during a home inspection?
At the beginning of the inspection, the inspector will meet with you to explain the inspection process, what you can expect and discuss any concerns or desires.
During the inspection, the inspector will review:
Property, site and exterior, if applicable will include, foundation, drainage, grading, exterior siding, decking/patios and flat work, windows and doors.
Roof and Attic, if applicable will include, roof covering, stacks, skylights, gutters and downspouts, attic structure, and ventilation.
Structures, basements and crawlspaces, if applicable will include, condition, insulation and ventilation.
Electrical and Plumbing, if applicable will include, size and condition of the electrical service, electrical panel, shut-off, wiring, water main and shut-off, hot water supply, plumbing appliances and fixtures.
Heating and Air Conditioning, if applicable will include, condition, unheated or uncooled areas, and air exchangers.
Kitchens and Bathrooms, if applicable will include, functionality of sinks, tubs, showers, toilets, GFCI protection, ventilation, and functionality of major appliances.
Living areas, if applicable will include, condition of walls, floors, ceilings, receptacles, lighting, doors, and windows.
Health, Fire and Safety, where applicable will include, review of health, fire and safety hazards, ventilation/combustion air supply, smoke detectors/CO detectors.
After the inspection, the inspector will present and review the report and answer any questions you may have.
Why Consider a Pre-Inspection?
With a pre-inspection, you, as the seller, will have a better understanding of the condition and value of your home.
The inspection assists with fully disclosing any issues on the required "seller's disclosure" and may eliminate future liabilities or legal claims.
With a pre-inspection, you will have the opportunity to address and/or remedy any areas of concern or defects that could potentially arise from the buyers inspection prior to listing.
Know ahead of time, often, after the buyer inspection, the buyer will ask for any items that were noted in the inspection to be remedied or to re-negotiate the terms of the contract. These are the types of items your pre-inspection would most likely identify in your pre-inspection and could be addressed prior to listing.
Knowing ahead of time potentially can keep the deal from falling through at the last minute and reduce last-minute negotiations and over-inflated buyer's costs.
